What Makes Painting in Southwest Houston Different

Mid-century brick is a different surface than modern Hardie siding. Painted brick from the 1960s often has fifty-plus years of coating layers, and those layers can be unstable — the right approach is to identify any failing layers, strip them back to sound material, prime with a masonry-appropriate primer, and topcoat with a breathable acrylic that lets the brick continue to release moisture. The wrong approach is to slap a thick elastomeric over everything, which traps moisture and accelerates failure. On the wood trim that defines so many Southwest Houston elevations, the same careful prep matters — sanding, spot priming, and a high-build topcoat. Houston humidity makes mildew a year-round factor here, so cleaning is the first step on every project.
